Certified sustainable office building opens in Ljubljana

A €30 million office building designed by a Barcelona architectural firm has been inaugurated in northeastern Ljubljana, in an industrial area next to the Ljubljana ring road, just east of the BTC commercial district.

Rising ten storeys above ground and three floors below, DCB Montana tower features rental office space built around an internal atrium.

The building has been awarded the DGNB gold pre-certification from the German Sustainable Building Association, the company DCB Montana said.

The building, located at the junction of Letališka and Leskoškova roads, was designed by BAX, the Barcelona-based studio which alos designed the Ljubljana Rog Centre.

The design was selected in a call published in 2019. Construction began in July 2022 and was completed two years later.


Addressing the inauguration ceremony on 27 September, Diana Dimnik, CEO of DCB Montana, said the idea was to set new standards in transformation of the existing industrial zone into a vibrant business district.

The latest data from the national Statistical Office show that prices of commercial properties in Slovenia rose by 1.5% in the second quarter of the year following a 11.5% hike in the quarter before but the number of transactions remained at the lowest level since 2015.

Only 133 commercial properties were sold in the second quarter, the lowest number since 2015. The total value of the properties sold was the lowest ever, at €18.9 million.

Since 2015, prices of offices rose by 52.7% and those of retail and services premises by 53%.
